Why are you selling

Oh you’re changing jobs, downsizing, upsizing. You are not desperate to get away. You might rent it out instead.

How long has the house/flat been on the market

Not long. Three or four weeks.

If it has obviously been longer than that you can say you were led up the garden path by some real timewaster… not one but two !

If it has been on the market for a long time and you feel it is an issue, all you have to do is take it off the market and put it back on after a few weeks.

How many viewings have you had?

Quite a few. You’re pleasantly surprised by the interest shown. Someone has said they are putting in an offer. Of course if that happens you’ll have to take it off the market so interested parties will need to hurry…

Tip: There is nothing more enticing to a potential buyer than the idea that someone else is interested.

Are there any particular problems… bad neighbours... have you been burgled

You must not lie with this type of question. If necessary get as positive a response as possible ready.

“Oh it’s the same everywhere nowadays isn’t it” and so on. "We left the card window open"... "But John two doors away has never been burgled in 20 years. Lucky chap".


How much are the bills

You should have these prepared. Easiest to list them in writing. Put them as monthly totals. This makes them seem less and is easier for buyers to add to their monthly mortgage outgoings.

How much did you Buy it For?

Tell them the truth. They can find out from the Land Registry if they want to. You might as well show them you are trustworthy by answering honestly. What you bought your home for has no relation to what it is worth now.

What is included in the sale?

You should have made up a list of things eg carpets, curtains, washing machines, light bulbs etc

Have you even put your home on the market (ie how serious are they about moving within your timescale).

Perhaps they are rich? If not what is their budget? (ie can they really afford your property?)…
